Project Description

Flint Hills Outdoors contracted with Schwab Eaton to assist in developing a 45-acre tract on the west side of Wamego overlooking the Kansas River. The team worked together to lay out 68 lots with a 4 acre community park. Decades ago, the park site served as the city dump and consequently had restrictions upon it. The developer had KDHE complete a study to identify the waste boundary, and the lots were placed to include a 100’ buffer zone wherein no homes could be constructed. Lots were arranged to optimize premium views of the Kansas River and sized to accommodate upscale housing. SE completed boundary and topographic surveys, assisted with annexation and re-zoning, developed preliminary and final plats, designed sanitary sewer, water, storm sewer, and street infrastructure, created construction documents, and assisted with bidding the work. Two bid packages were issued to facilitate a faster schedule.
